(helps eliminate cupping) all siding, trim is attached to the building using
stainless steel or ceramic coated fasteners to eliminate streaking.

*Pella Designer series
Triple pane windows & doors were used throughout
the house (where possible.) These windows are capable of accepting between
the glass mini blinds as well as being the most efficient window that Pella sells.
Screen doors are included for all the 8 Patio doors.
*Television / phone
wiring is included in the bonus room, media room, upper
spare bedroom, master bedroom,& kitchen. All pulled to a central location in the
Mechanical room within the current specs for the phone company requirements.
* HVAC consist of an
engineered professionally installed American Standard
forced Air System utilizing 3- 92% efficient furnaces with 13 seer air conditioners.
Heating units in the crawlspace have been installed on foundations of their own
to minimize vibration and mechanical noise. 2 filters are being used in the
furnaces.
All ducting has been professionally sealed and insulated. Commercial grade diffusers
have been installed as well as fully programmable thermostats. Fully integrated
professionally installed remote controlled fresh air exchange unit has been
installed as well. Master Bath and half bath have a remote operated fan unit
serving the two for the utmost efficiency and quiet operation.
*Insulation- walls
2 foam with R-11 batt in the cavity. 3/4 R-Board installed atop
the sheathing. Barrel vault has 4 spray foam applied with Fiberglass blow-in above
to a level that creates R-50 plus. Bonus Room ceiling and walls are filled with foam
throughout. All interior walls and ceilings have all penetrations sealed with foam
and
have sound insulation added. Media room walls are of staggered stud construction
with fiberglass sound insulation. Every light fixture and outlet was hand sealed with
foam to ensure tightness.
*Well system is producing 35 gal. per minute+. Pump is a variable speed pump
with 1-1/4 main line capable of pumping 35 gallons of water per minute
(maximum allowed by the Montana DEQ for residential construction).
* Oversized PEX water
supply lines to the Master Bath so the tub and shower
can operate simultaneously.
* 2- Renaii hot water
makers are installed in the house. One feeds the garage,
(yes there is a hot and cold hose bib in the garage) Laundry, kitchen and bath 3.
The other water maker feeds the bar, master bath, upper bath, & half bath.
* A water softener has
been added to the home with an inline water filter.
*Garage water spigot is
plumbed to the softened side of the water system.
Exterior hose bibs and irrigation system is not connected to the softener.
* A 200 amp electrical
service has been installed. Spare circuits have been installed
in the crawlspace for future floor outlets and a hot tub. Dimmer switches have been
installed on most lights, undercounter lights are included in the kitchen. CFL bulbs
are installed throughout the entire house with a few minor exceptions.
*Custom Radiata pine
doors throughout the interior with Emtek custom hardware.
*Super Flush toilets
throughout with soft close seats and lids.
*1000 gal. underground
propane tank with anode bags (to increase longevity).
